NORTH AVOCA STUDIO

North Avoca, NSW

This studio sits behind an existing residence on steep hillside terrain with challenging geotechnical conditions. The cantilevered steel-framed volume hovers above the landscape on two clusters of steel piloti, founded on four deep hand-excavated piers that address the difficult ground conditions.

Planning controls pushed for standard setback compliance, but the site demanded a different response. The studio was positioned where it made sense—for views, for the land, for the client's use—rather than where regulation defaults suggested.

The structural solution addresses geotechnical constraints by splitting loads into two discrete load paths, reducing footing requirements and making construction feasible on difficult ground. This wasn't aesthetic gesture—it was problem-solving that became the architectural language.

Wall-to-wall, floor-to-ceiling sliding glass doors face south toward ocean views. The eastern wall features a full-width bifolding multi-sash window, also capturing ocean vistas. The western wall remains solid, containing the entry door—no view until you're inside, heightening the reveal of the outlook. The interior remains simple—the view and light do the work.

Spandek cladding wraps both walls and soffit, reading as a single hovering form rather than assembled components. Steel staircase and awnings complete the material vocabulary: structure expressed, not concealed.
