NEWPORT COASTAL RESIDENCE
Newport, Sydney Northern Beaches
This Newport residence overlooks Pittwater and the Royal Prince Alfred Yacht Club, positioned on coastal land with high water table and marine exposure. Screw pile foundations address challenging ground conditions while the design prioritizes low-maintenance family living in this premium waterfront location.
Entry sequence sits between two off-form concrete boxes—garage to north, guest bedroom to south—creating compressed single-height arrival before opening to double-height central circulation space. Open staircase and floor-to-ceiling north-facing glazing create grandeur and visual connection through to kitchen/living/dining spaces with western harbor views.
Off-form concrete walls provide thermal mass paired with strategic passive solar design. North-facing double-height glazing allows full winter sun penetration whilst shaded at noon in summer. High-set south-facing clerestory windows in entry/circulation space and master bedroom provide stack ventilation and natural light. Off-form concrete acts as thermal battery, moderating interior temperatures.
White Colorbond cladding wraps the upper level above the concrete base. Twelve-meter operable aluminum louvre screen spans east facade, providing privacy and solar control. Western views required protection on all west-facing glass, addressed through operable blinds on deck and throughout. Central stair repositioned for spatial efficiency, enhancing cross-ventilation and stack effect.
Rooftop solar and battery storage integrated. Material palette—off-form concrete, white Colorbond, aluminum louvres—selected for coastal durability, thermal performance, and reduced maintenance for family living.
