Killcare Heights Escarpment House
Killcare Heights, NSW
Steep escarpment site on edge of Bouddi National Park with BAL-FZ (Flame Zone) classification and significant geotechnical constraints. Design response integrated structural, geotechnical, and bushfire engineering from initial concept, with builder involvement throughout to ensure buildability on constrained access site.
Two-storey entry volume is intentionally darkened to heighten contrast with ocean views beyond. Main living space opens to ocean panorama. Board-formed concrete ceilings and walls provide thermal mass and BAL-FZ compliance. Shou sugi ban timber, polished plaster, and stone flooring balance robustness with warmth.
Primary living spaces and bedrooms face south to ocean views. Northern light is captured through protected courtyards addressing privacy from uphill neighbors while maintaining passive solar access. Operable glazing enables cross-ventilation and stack ventilation for cooling. Passive solar design and thermal mass reduce mechanical heating/cooling requirements.
Material selection—concrete, charred timber, stone—addresses coastal exposure and BAL-FZ requirements while maintaining architectural intent.
