BEACHVIEW MACMASTERS BEACH

Macmasters Beach, NSW

This large-scale family residence sits on bushfire-prone coastal land with BAL-FZ (Flame Zone) classification demanding full AS3959 compliance. The design brief prioritized low-maintenance durability and robust material selections for coastal exposure, while capturing views to Bouddi National Park.

Bushfire compliance was achieved through concealed retractable shutters integrated into the architectural detailing—protection without visual compromise. When open, the home connects directly to the surrounding bushland, framing national park views while enabling cross-ventilation from coastal breezes. When closed, the shutters provide complete BAL-FZ protection without altering the architectural language.

Material selections prioritized durability and compliance: masonry veneer construction, Colorbond roofing, and polished concrete floors create finishes robust enough to handle both coastal salt air and family use while meeting stringent bushfire requirements.

The design takes advantage of northern aspect for natural light, with living spaces opening to protected outdoor areas that extend usable space. Strategic orientation and operable elements enable passive cooling through cross-ventilation, reducing reliance on mechanical systems while maintaining year-round comfort in this bushfire-prone coastal environment.
